The Brief

Design Delivery Unit were appointed to deliver this 48-storey new residential tower on the Isle of Dogs, an important catalyst for regeneration within the South Quay area. The building includes community floor space and flexible restaurant/retail on the lower levels combined with a generous provision of internal and external amenity and children’s play space for the benefit of all residents.

Added Value

The client purchased the site with planning permission for ground plus 48 storeys, comprising of 330 apartments. We developed the design to optimise the layouts; including communal entrances, commercial spaces, resident’s amenity and apartment layouts.

Technical Challenges

Working with a constrained site, Design Delivery Unit have reduced the extent of the basement without compromise to the core and servicing design. The façade design and materials have been reconsidered to meet evolving fire safety requirements and improve building performance whilst maintaining the original concept intent.
