The Brief

St Edward obtained planning permission for 530 units with their concept architect. Design Delivery Unit were appointed to optimise the planning permission and deliver the scheme, whilst safeguarding the original design concept.

Added Value

The scheme was intended to be clad with traditional handset masonry. This however did not meet our client's programme and alternative solutions were required. We opted to go with Stonelite. They used a stone veneer on honeycomb backing. This meant we could have three sided shapes and larger formats, reducing the number of joints and enhancing the solid appearance of the stone facade. During the later stages of delivery a further storey was added to the later blocks.

Technical Challenges

During RIBA Stage 3 it became apparent that the floor-to-floor heights were not sufficient. The aspiration for walk-in flush showers, coffered ceilings and a high-end MEP strategy would require finding additional height without increasing the overall building mass. Rigorous coordination and special parapet detailing allowed us to find more height in the building mass without affecting the building massing.
