The Brief

We were commissioned to detail design, RIBA Stage 4, for the first phase of this 927 unit development at Brighton Marina. Our instruction was to produce drawings for the employer’s requirements for two, ten storey buildings accommodating 195 units and a three storey basement carpark. In addition, we were commissioned to provide construction drawings for the RNLI building on West Quay.

Added Value

We reconfigured the layouts of both apartment buildings, introducing more appropriate retail use at pedestrian/ promenade levels, increasing the floor to ceiling heights in these commercial units and introducing a performing arts area adjacent to the marina. The West Quay seawall was broken through which allow the car park entrance to be relocated, simplifying the access, the structure and the internal layout. This change improved traffic flow site wide, resulted in an additional eight car parking spaces and improved facilities for disabled users. A window on the RNLI building was relocated to allow greater visibility into the outer harbour, in case of emergency.

Technical Challenges

Relocating the three storey car park box into the marina on the east side of West Quay and directly beneath the 195 apartments, resulted in the requirement for a cofferdam. The relocation of the carpark entrance resulted in specialist and consultant team coordination to ensure prevention of water ingress to the Brighton Marina basin.
