Within the same envelope and massing, we were able to add an additional 116 apartments and more than 1,900 sq m of commercial area. We re-organised the basement footprint to reduce the secant pile wall by 50%, reducing the cut depth by 500mm and obtaining additional space for parking, private stores and cycles.
Technical Challenges
The site contains three below ground gasholder structures, which we have utilised to form the basement perimeter wall. This radically changed the basement level -1 footprint. We also utilised one gasholder structure to form a basement level -2 commercial gym and residents pool and spa area. The site is made up of 12 blocks, with six different façade typologies.
